In 2024, the Kyiv warehouse real estate market showed significant changes, in particular, in the direction of transaction consolidation. Market operators, responding to new needs, began to focus on large-scale transactions, which are becoming increasingly popular among tenants.
According to CBRE Ukraine, the total supply of warehouses in Kyiv last year increased by 23% compared to 2023, adding 109 thousand square meters. Thus, the total volume of warehouses in the capital reached 1.39 million square meters. As a result, the market continues to demonstrate positive demand dynamics and high rental activity, which is evidence of the stable development of the industry.
One of the key features of the warehouse market in 2024 was the high share of previous leases, which amounted to 72% of rental activity. This was due to the shortage of available warehouses, which forces tenants to conclude transactions at the construction stage of the facilities. This also indicates a limited number of ready-made areas on the market, which creates additional pressure on demand.
Natalia Sokyrko, Director of the Warehouse and Logistics Department of CBRE Ukraine, noted that one of the main trends is the consolidation of transactions. If until 2022 the market was dominated by transactions up to 5,000 square meters, then in 2024 38% of transactions exceeded 10,000 square meters. This indicates the concentration of the market on two main segments: large operators and local requests.
Activity in the warehouse real estate market in 2024 was also observed among retailers and logistics companies, which are increasingly focusing on large areas. In particular, the pharmaceutical sector significantly increased its market share, absorbing 12% of total demand for 2022-2024, which was unusual for this segment until now.
It is expected that in 2025 the warehouse real estate market in Kyiv will be replenished with even more new objects, which will allow to reduce vacancy and satisfy the needs of tenants in large areas. In the future, the market is likely to continue the trend of increasing demand for large-area warehouses, especially among large logistics companies and retailers.
Thus, 2025 promises to be a year of new opportunities for tenants and investors, as the warehouse real estate market in Kyiv is steadily developing and adapting to new economic and business requirements.
