Rising prices for renting luxury apartments in Kyiv: which districts of the capital are the most expensive

In October 2024, apartment rental prices in Kyiv continue to show steady growth, especially in the segment of luxury housing in central areas. One-room apartments in Pechersk and Shevchenkivskyi districts are becoming more and more expensive, although the largest percentage increase in rent this year was recorded in Dniprovskyi district. At the same time, the demand for rent in the capital remains at a high level.

According to OLX Real Estate analysts, Pechersky district holds the leading position in terms of median apartment rental price. In September 2024, the rent for a one-room apartment here reached 35,144 hryvnias, which is 6,000 hryvnias more than last year in September. Such a high cost is explained by the proximity to business centers, major government institutions and the high level of comfort of elite housing.

The second most expensive district is Shevchenkivskyi, where the median rental rate is 22,000 hryvnias. This is 6,500 hryvnias more than last year, which indicates the growing popularity of the district both among the business community and among young families who choose this district for its developed infrastructure and access to cultural facilities.

Four Kyiv districts offer an average rental price range: in Holosiyivskyi, a one-room apartment will cost 17,000 hryvnias, in Podilskyi - 16,000 hryvnias, in Solomyanskyi - 14,900 hryvnias, and in Darnytskyi - 14,000 hryvnias. Compared to the previous year, prices have increased from 2,000 to 4,500 hryvnias, which also indicates a high demand for housing in these areas.

Obolonskyi, Dniprovskyi and Svyatoshynskyi districts remain the most affordable, where the median rental price does not exceed 14,000 hryvnias. In particular, in Obolonsky district, the rent costs 13,500 hryvnias, in Dniprovskyi - 13,000 hryvnias, and in Svyatoshynskyi - 11,850 hryvnias. Desnyan district remains the cheapest, where rent will cost 9,000 hryvnias, which is 2,000 hryvnias more than last year.

In terms of demand, Darnytskyi and Holosiivskyi districts hold the lead. This is where the most feedback from home seekers is found, which indicates the attractiveness of the areas for potential tenants. At the same time, Pechersk and Desnyansk districts recorded the lowest number of reviews, which may indicate a high cost in Pechersk and limited interest in the more remote Desnyansk district.

In general, the Kyiv rental market continues to demonstrate active demand and price growth, especially in the luxury housing segment. These trends are likely to remain relevant in the future, as Kyiv remains the center of the country's business and cultural life, attracting new residents.
